The Chaffee County Planning Commission will meet for its regular meeting beginning at 6:00 p.m. Tuesday, October 25 in the Commissioner Meeting Room at 104 Crestone Avenue, Salida. The scheduled agenda begins with amendments to the Land Use Code (LUC) pertaining to the county’s School Land Dedication Standards – LUC 7.3.7(C)(3)(b) and LUC 7.3.7(C)(3)(c)

The School Land Dedication standards discussion is a part of the larger Land Use Code revision process amending how the dedication and fee in-lieu standards are phrased ( LUC 7.3.7(C)(3)(b) and LUC 7.3.7(C)(3)(c) for ‘residential dwelling unit’ in both sections; and the time of annual adjustment.

The Trilogy Harvard Major Subdivision Sketch Plan is next on the agenda, a new proposal to subdivide two parcels totaling 25.45 acres, located between U.S. 24 and the Arkansas River north of Buena Vista. The zoning of the parcels is a combination of rural and rural recreational.

The sketch plan shows the 100-year flood plain and sets out eight lots ranging in size from 2.0 to 2.3 acres, plus one outlot of 6.8 acres for open space, and roads. Access to the property will be on an existing easement from Highway 24 that also serves as access to the Mt. Harvard Valley Development Subdivision. The lots will be served by wells and on-site septic systems.

Also on the agenda: the Yunikar Minor Subdivision application, to be located at 9800 CR 165,  proposes to subdivide a parcel of 42.42 acres, created by a metes and bounds description, and exempt from subdivision regulations, into four lots of 2.02, 2.00, 2.00-acres and 35.33-acres. A new 60-foot road terminating in a cul de sac is proposed to serve the lots. The 35.33-acre tract has frontage on CR 165.

A third topic, the Timber Creek Conservation Subdivision Preliminary Plan has been continued to the Planning Commissions November 1 agenda due to this meeting’s full agenda.
