The Chaffee County Planning Commission has scheduled a special session for 5:30 p.m. Tuesday, March 3 (yes, primary election day) to review the preliminary plan for the Larks Perch Major Subdivision. The session will be held in the Commissioners Meeting Room at 104 Crestone Ave. Salida. The applicant, Hutchinson LLC c/o Integrity Trust, seeks to divide a nearly 37 acre rural-zoned parcel into 13 lots.
The project has been continued multiple times, from Oct. 29 and Nov 5. 2019, as well as a Jan. 14, 2020 date. The area in which the subdivision is proposed has steep terrain and two major drainages. Long-time, local residents have pointed out that the area is prone to slides. During an earlier public hearing on the Larks Perch sketch plan, concerns were also voiced about road access and drainage onto the agricultural fields of the Hutchinson Ranch.
