The Chaffee County Planning Commission will meet from 6:00 p.m. to 8:00 p.m. Tuesday evening, April 6, for their regular meeting, with one item on the agenda; review of The Meadows Farm Outdoor Theater & Event Venue request. If it received approval, it would allow the permitting of up to twelve (12) large-scale events (i.e., events of over 1,000 attendees) per year at that location.  According to the county land-use code, permitting for events of such a magnitude requires a Major Impact Review.

According to the review description, for the Planning Commission to approve each of these large scale events, they must:

1) Be approved based on submittal of an “Event Plan” to Chaffee County;

2) Be subject to an Administrative Review approval process with the County;

Under the same Major Impact Review, the Meadows Farm Outdoor Theater & Event Venue is also asking to be allowed to host small-scale events (i.e., events of 1,000 attendees or less) as a use by right on the site, and to have no limitations on the number of these events that can be hosted each year.

The Meadows Farm, LLC, is located on a parcel of land that includes these description addresses: at 14998 CR 350, 29062 CR 331, 15264 CR 350, & 15284 CR 350, 15274 CR 350, and 15774 CR 359, Buena Vista

While the parcel is county land, it is adjacent to the town of Buena Vista, and it is zoned residential. Over the past few years (with the exception of 2020 due to the pandemic) the property has been the site of large music festivals, including the Seven Peaks Music Festival, which brings thousands of generally well-behaved visitors to the county for country music.
