The Chaffee County Planning Commission will hold a regular meeting at 6:00 p.m. Tuesday, May 31 in the Commissioners Meeting Room at 104 Crestone Ave., in Salida.

Among the regular agenda items is what is expected to be a lengthy review of the Elk Run Estates Major Subdivision Preliminary Plan, located at 28495, and 28505 CR 340, Buena Vista. The proposed major subdivision application is being made by D&G Sparks FLP II (Todd Sparks) and First Son Development (Bruce Kramer).

Early on there had been discussion over exactly what kind of development this would be, and consideration was given to making it a conservation easement project. But the request now is to subdivide the rurally-zoned property, two parcels totaling approximately 272.36 acres, into thirty lots, two out lots, and two wildlife refuge areas to be preserved in perpetuity as contiguous open space. As divided by the proposed plan:

  • The plan calls for the lots to range in size from 2.84 to 5.51 acres.
  • Out lot 1 —  34.47 acres
  • Out lot 2 — 21.51 acres
  • Wildlife Refuge Area A — 47.78 acres
  • Wildlife Refuge Area B — 38.07 acres.
