There will be a joint meeting of the Poncha Springs Board of Trustees and the Planning and Zoning Commission Monday, beginning at 6:30 p.m. January 7 in the public meeting room at Town Hall, 333 Burnett Avenue. On the agenda are two joint public hearings, including the DeAnza Vista Minor Zoning Map Amendment and Multifamily Site Plan.

The proposal is for a sixplex apartment building to the west of the “clubhouse” on the 1-acre lot owned by William Simpson. The proposal requires a variance request from 5.11.4.1.2: “For all multiple-family dwelling units, off street parking shall be located on the same property or within the same residential development and be within 50 feet of the structure the parking is to serve.”

The second public hearing will take comments for a rezoning request for the Poncha Meadows Major Subdivision’s Preliminary Plat. The proposal requests that trustees approve the rezoning of 18.7 acres in the northwest corner from T4(General Urban) to T3 (Suburban) and 19.9 acres in the southeast corner from T3 to T4 on a 147.71-acre parcel owned by JLS2, LLC.

Trustees and Planning Commission will also consider the request to divide the parcel into 10 blocks consisting of 91 residential lots, 4 undivided blocks, a 1.4-acre park, and 118.47-acres remaining. The subdivision is located north of CR 128 and east of US Highway 285, at 10815 CR 128.
